Dear Jeff,
It is my understanding that Faith Property is the Management Company for the above
referenced address. This letter is to notify you that I recently performed an inspection of
this address, the purpose of which was to determine compliance with the Non -Owner
Occupied Housing Standard as adopted by the City. My inspection discovered the
following violations.
• Front porch roof supports are in need of repair in order to assure full and proper
bearing of the roof structure.
• Replace weak or broken front porch deck slats as needed.
• Replace broken exterior sewer clean -out cap, west side of yard.
• Provide smoke detectors in each bedroom and in the hallway, battery operated
approved.
• Repair to working order the bathroom exhaust fan.
• Remove electrical extension cord in the basement and install a permanent wiring
system to the equipment. Rework any exposed electrical junctions/splices. Contact a
licensed electrician to make these electrical corrections and provide review of the
building electrical system report back to me.
• Replace all broken glass windows.
aw Re --support the flooring at the toilet, replace if water damaged, re -set and re -seal
toilet.
The above items are considered as general maintenance and are to be corrected no later
than August 30, 2001.
During my inspection it was noticed that the center main floor beam appears to have
settled significantly. There are large cracks in the corners of the foundation opening the
basement to daylight and the entrance of insects and rodents. At this time I am requiring
that you contact a structural engineer for the purpose of determining the cause of the
cracking and settling and to determine corrective actions needed if any.
