I took ownership of the property at 719 Remington St. under an active UDU permit to bring the
property up to the required health and safety codes. Due to unforeseen circumstances and
financial restriction I rescinded the permit and applied for the permit as a homeowner to make
the necessary improvements. The project has been under continued architectural and
engineering guidance of Anderson Associates Architectural Engineers LLC., as well as all sub
trade work has been performed by the appropriate Licensed trades people as to conform with
the requirements of the city of Fort Collins. I am requesting that the property be recognized as
the tri-plex that it has been historically seen as. Under the reissuing of the UDU permit all work
will continue under appropriate licensed subtrades and all further structural framing will be
completed by JP Builders license number D1-710. Below you will find the endorsements of Mr.
Anderson and Mr. Parker respectively. A very sincere thank you.

Dear Mr. Gebo,
From a place of respect and gratitude, thank you for helping me to get my project back online so
I can finish with integrity and completeness. As an introduction to myself I have been formally
educated as a Mechanical Engineer and now have 10 years of field experience as an engineer,
carpenter, home efficiency technician, and project manager. The project in reference has been
one of personal transformation that is leading me upon completion to return to graduate school
to become a Doctor of Oriental Medicine.
I became involved in 719 Remington Street in 2012 when I acquired the property as it was
moving through the conformance process known as UDU. My involvement since has been
personally restoring the property to its original integrity while addressing various health and
safety issues that will allow it enter into a modern era. I, under my own will removed the
property from the process as at the time I had no other options but to proceed as the Project
Representative of Record. I have worked closely with Dick Anderson, the Architect of Record,
and have followed all requirements of the original issued permit with respect to the appropriate
licensed professionals performing complete mechanical, electrical, and plumbing replacements
bring the building current to 2011 building codes.
I now seek help to bring closure to the project and seek the support to properly designate the
property to its historic and most appropriate use in the community. I have sourced the telephone
records that show that house has been operating as a triplex back as far as 1979. Please
accept this as a request for a fair assessment of my work and intentions.
