SUBJECT: Foundation/ Sill Plate inspection at 3525 Auntie Stone #4, Ft Collins, Colorado
Dear Mike:
This letter is to address the issue of settlement at the edge sill plate on the South side of the house
where it meets the concrete foundation.
In looking at the sill plate were visible, it appears that the builder did not have the South foundation wall
poured straight. As a result, when the house was framed, the builder decided to overhang the sill over
the foundation wall in order to compensate for the bow in the foundation. This has led to the slow
settling of the sill at the edge of the foundation.
Although this is not an immediate structural concern, this settlement will most likely continue over time
an cause issues to the inside walls with regard to movement.
The following actions are recommended to help prevent further and future settlement of the sill plate on
the South side of the house:
• A 2"x3"xl/4" angle Iron should be attached to the existing foundation using 5/8" REDHEAD
anchor bolts. The bolts should go into the foundation wall a minimum of 4 inches.
• Anchor bolts should be placed on 24" centers. Bolt holes should be 1-1/2" below angle bend.
This is not a critical dimension and can be approximate.
• The angle iron should be place in any location where the overhang of the sill plate is 1" or
greater, which looks to be about 15 to 20 feet to the West of the SE basement window well.
• Angle iron should be jacked or wedged up as tight as possible under the sill plate before
drilling anchor holes and attaching to foundation wall (See attached sketch for details).
