Mountain Avenue Fort Collins, CO 80524 Re: Excavation Observation for 426 Cajetan Street, Fort Collins, CO Crown Engineering, Ile. Project No. 225-01-22-02 Gentlemen: As requested, on June 27, 2014, we visually observed the excavation at the above referenced location. The purpose of this observation was to verify that the subsurface conditions encountered in the excavation are generally consistent with those outlined in the soils report performed by Terracon, Project No. 20005251. This letter is not intended to be a summary of the soils report and does not meet the disclosure requirements of Colorado Senate Bill 13, 6-6.5-101. At the time of our observation, the excavation had been completed. The excavation revealed brown sandy lean clay and generally gravelly/cobbley soil. The subsurface conditions exposed in the excavation appeared to be generally consistent with those described in the above referenced soils report, which recommends a continuous spread footing and isolated pad type foundation system for these subsurface conditions. We also recommend that an interior, perimeter drain coupled with an exterior perimeter drain be constructed for this structure. Thank you for consulting with us on this phase of the project. Project No. 225-01-22-03 Gentlemen: We have visually observed the footing sizes at the residence under construction at the above referenced location. These observations were performed on June 27, 2014. It is our opinion that the footing sizes and widths were in general conformance with the foundation plan, drawn by Crown Engineering, llc., Job No. 225-01-22-01, dated May 5, 2014. Mountain Avenue Fort Collins, CO 80524 Re: Foundation Wall Steel Observation at 426 Cajetan Street, Fort Collins, CO Crown Engineering, Ile. Project No. 225-01-22-04 Gentlemen: We have visually observed the wall steel reinforcing placed in the forms at the residence under construction at the above referenced location. This observation was performed on July 1, 2014. It is our opinion that the steel reinforcement that was placed in the forms is in general conformance with the foundation plan, drawn by Crown Engineering, Ile., Job No. 225-01-22-01, dated May 5, 2014. A ufer ground rod was also observed to be installed within the foundation wall reinforcing steel and placed per ufer ground rod placement requirements. Mountain Avenue Fort Collins, CO 80524 Re: Perimeter Drain & Damp -proofing Observations for 426 Cajetan Street, Fort Collins, CO Crown Engineering, Ile. Project No. 225-01-22-05 Gentlemen: We have visually observed the perimeter drains being installed around the exterior/interior perimeters of the basement of the home under construction at the above referenced location. This observation was performed on July 7, 2014. The drains consists of 4" perforated and socked drain pipe. It is placed around the basement exterior and interior perimeters. The drains are also covered with approximately 4"-6" of 3/4" or less pea gravel. It is our opinion that the drains and sump pit as installed should be an adequate means of draining out any rain, irrigation, or ground water that may filtrate to the basement elevation of the home. The damp -proofing has also been applied using standard acceptable practices. Thank you for consulting with us on this phase of the project.
