Dear Mr. Russell,
The Larimer County assessor's office lists you as the owner of the above referenced address.
This letter is to inform you that an inspection of this property was performed on 11/20/14 the
purpose of which was to verify compliance with the Structure and Premises Condition Code of
the City of Fort Collins, (Rental Housing Code, 2006 International Property Maintenance Code,
(IPMC)) as adopted by the City.
The inspection determined items that are not in compliance with the Rental Housing Code that
need to be corrected:
• Sec 304.13 Window, skylight and door frames. Every window, skylight, door and frame
shall be kept in sound condition and weather tight. The sliding glass door in dining room
and side door in living room do not seal properly and are in need of repair.
• Sec 304.15 Doors. All exterior doors, door assemblies and hardware shall be maintained
in sound condition. Locks at all entrances to dwelling units and sleeping units shall
tightly secure the door. The sliding glass door in the dining room uses a wooden dowel to
secure the door. This is not approved and needs a lock.
• Sec 305.6 Interior doors. Every interior door shall fit reasonably well within its frame
and shall be capable of being opened and closed by being properly and securely attached
to jambs, headers or tracks as intended by the manufacturer of the attachment hardware.
The bathroom door when closed will not open as in need of repair.
• Sec 605.2 Receptacles: Receptacle outlets installed in kitchens, bathrooms, garages,
unfinished basements and exterior locations shall have ground fault circuit interrupters.
The kitchen receptacles need to be GFCI protected.
• Sec M1502.3 Independent exhaust systems. Dryer exhaust systems shall be independent
of all other systems and shall convey the moisture to the outdoors. The clothes dryer
vents to the garage and needs to vent to the outdoors.
The above items are considered general maintenance and shall be repaired within 30 days of the
date of this letter. Please notify me within 30 days to verify that the above items have been
corrected.
