The property referenced above is located in the Employment (E) zoning district within the City of Fort
Collins. Permitted uses within the E zoning district includes offices, light industrial and research
facilities. The office and light industrial use is permitted on the subject property.
There were no special, variances, or special/conditional use permits granted for the development of the
property. However, this development was reviewed and approved as a Planned Unit Development
(PUD). There are no known zoning, land use, subdivision and/or building code violation or non-
conforming issues on record. There are no pending or contemplated enforcement proceedings against
the subject property.
There are no outstanding fees imposed under any development, annexation, subdivision, or other
similar agreement for the development and use of the subject property. However, as a PUD obligations
exist for the property to conform with the approved PUD and subsequent amendments to the PUD.
In the event of a calamity the property could be rebuilt according to the pre-existing improvements on
the subject property.
