Dear Mr. Helburg,
The Larimer County assessor's office lists you as the owner of the above referenced address.
This letter is to inform you that an inspection of this property was performed on 11/4/13 the
purpose of which was to verify compliance with the Structure and Premises Condition Code of
the City of Fort Collins, (Rental Housing Code, 2006 International Property Maintenance Code,
(IPMC)) as adopted by the City.
The inspection determined items that are not in compliance with the Rental Housing Code that
need to be corrected:
Sec 605.2 Receptacles: Receptacle outlets installed in kitchens, bathrooms, garages,
unfinished basements and exterior locations shall have ground fault circuit interrupters.
The current kitchen and bathroom receptacles do not meet this requirement.
Sec 702.4.2 Rental dwelling sleeping room egress: Where any sleeping room within a
rental dwelling unit is located below the first story, such sleeping room shall be provided
with an egress window having maximum sill height of forty-eight inches above the floor
and a minimum openable area of seven hundred twenty square inches. The windows in
both bedrooms do not meet this requirement.
The above items are considered general maintenance and shall be repaired within 30 days of the
date of this letter. Please notify me within 30 days to verify that the above items have been
corrected.
