The reinforcement appeared to be in general compliance with the foundation drawing and details by T2 Structural Engineering, project number: 11-003, dated February 9, 2011. There were two Ufer bars, one on each side of the foundation. The east Ufer bar was located approximately three feet towards the north from the front foundation wall. The west Ufer bar was located approximately three feet towards the north from the front basement foundation wall. There was a Ufer bar in the south garage wall. The Ufer bars were lapped and tied to the continuous bottom row of reinforcing steel. Protect freshly placed concrete from temperatures that will compromise the design strength of the concrete. Concrete placement and reinforcement is to be installed in,accordance with ACI 31.8 and the 2006 IRC. Please contact this office if there are questions, or additional information that is required. (970) 622-9324 February 22, 2012 Jamestown Builders, LLC 3003 East Harmony Road, 4th Floor Fort Collins, CO 80528 Footing Observation Lot 11, Block 20, Sidehill Subdivision 2302 Nancy Gray Avenue Fort Collins, Colorado Project Number: 11-107-31 Dear Mr. Everitt: On February 21, 2012, a representative of this office visited the site referenced above to observe the footing form widths, depths, and reinforcement. The continuous and isolated footing widths and depths were in general compliance with the foundation drawing by T2 Structural Engineering, project number: 11-107, dated December 15, 2011. The reinforcement for the interior pads was ready, to be placed in the footing forms. The dowel reinforcement was on site and the spacing will be confirmed with the foundation wall observation. Protect freshly placed concrete from temperatures that will compromise the design strength of the concrete. Concrete placement and reinforcement is to be installed in accordance with ACI 318 and 2006 IRC. Please contact this office if there are questions, or if additional information is required. Fax, (970) 622-9324 May 3, 2012 Jamestown Builders, LLC 3003 East Harmony Road, 41h Floor Fort Collins, CO 80528 Perimeter Drain and Damp -proofing Verification The Truman Lot 11, Block 20, Sidehill Subdivision 2302 Nancy Gray Avenue Fort Collins, Colorado Project Number: 11-107-32 Dear Mr. Everitt: It has come to the attention of this office that at the site referenced above we did not get an opportunity to observe the perimeter drain and the damp -proofing of the exterior foundation walls that retain earth and enclose habitable or usable spaces located below grade. Based on the letters sent to us for this address and the previous experience with your work history, it is the opinion of this office that the perforated pipe was bedded in gravel, with building paper over the pipe. There is a sump pump was located on the interior side of the foundation walls. The exterior perimeter drain pipe should drain towards and be connected to the subdivision storm drain. It is out opinion that the damp -proofing adequately covers the foundation walls. The damp -proofing application is used to help reduce moisture that can permeate through the foundation wall. Damp - proofing is effective in the absence of hydrostatic pressure and cracks in the foundation. It is important to keep vegetation that requires watering out of the backfill area of the foundation excavation.
