To Whom It May Concern:
The City of Fort Collins is responsible for enforcement of zoning ordinances and similar codes or
ordinances related to development in the city of Fort Collins.
The above -referenced Properties are located in the E (Employment) zoning district. The permitted
uses in this zone include any land use authorized pursuant to a site specific development plan that
was approved and processed in compliance with the Zoning Code in effect prior to and after March
28, 1997 (Section 4.27(B) of the Fort Collins Land Use Code). The Properties in question were
developed in accordance with the requirements for Lots 6, 7, and 10 of the Prospect Park East
PUD, the requirements for the Replat of Lots 3, 4,11, and 12 of the Prospect Park East PUD, and
the requirements for Lots 3 and 4 of the Spring Creek Center PUD site specific development plans.
Therefore the current uses of the Properties for office and retail are legal and approved uses.
The Properties are not in any special, restrictive or overlay district and no variances, special
exceptions, conditional use permits or zoning relief was granted to this property and there
are no noncomforming issues. I have researched the Zoning Department files and there
are no known zoning violations and to the best of my knowledge, the Properties are in
compliance with current regulations.
