BIZ September 30, 2011 Mr. Terence Hoaglund ll (0 Z21 Bluestone Homes PO Box 1889 Fort Collins, CO 80522 RE: Framing/Sheathing Observations 3214 Green Lake Drive; Lot 2, Block 15 Trail Head Subdivision QE Project No. 1028-001 Dear Mr. Hoaglund: At your request, a representative of Quality Engineering was present at the above referenced address on September 30, 2011 to observe and document framing and sheathing of the structure as it conforms to the structural plans prepared by Quality Engineering dated July 21, 2011. At the time of our observations, framing and sheathing was completed in substantial compliance with the direction, details and specifications noted on the referenced structural plans. However, the following deficiencies were noted and shall be corrected prior to the City's framing inspection. Additional recommendations where necessary are also noted below: 1) Hurricane clips at trusses installation was not complete, mainly in the garage. 2) There are staples missing at the bottom edge of the exterior OSB at the west side of the gage- 3) 2x blocking was not completed at the 2°d level trusses. 4) A total of 3 — 16d sinker nails needs to be toe -nailed at each truss into the double top plates to provide lateral shear resistance throughout the structure. 5) The 2°d level wall north of the stairs needs to have 1/2" gypsum wallboard installed each side and nailed at 7" O.C. 6) 3 — MST37 Straps were missing at the north stair braced wall line. 7) 2x web bracing in the roof trusses has not been installed yet as shown on the truss profiles. 8) The porch post was not installed at the time of our observations. A minimum built up. post size of 2-2x4s may be substituted for the 6x6 post shown on the plans. A minimum beam size of 2-2x8s is an acceptable alternative to the 4x8s shown on the plans. 9) The deck floor beam was not installed. 2-2x12s or 3-2x10s are an acceptable alternative to the Parallam deck floor beam shown on the plans. BIZ September 4, 2011 Mr. Terence Hoaglund Bluestone Homes PO Box 1889 Fort Collins, CO 80522 RE: Excavation/Foundation/Damp Proofing Observations 3214 Green Lake Drive; Lot 2, Block 15 Trail Head Subdivision QE Project No. 1028-001 Dear Mr. Hoaglund: At your request, a representative of Quality Engineering was present at the above referenced address on August 24, 2011 to observe and document foundation excavation and soil conditions. The soils noted in the excavation are generally consistent with the soil profiles provided by CTL Thompson in the site -specific geotechnical investigation report titled, "Geotechnical Investigation Lots 1 and 2, Block 15, Trail Head Subdivision," Project No. FC05594-120, dated July 13, 2011. Soils present at the project site and at the bottom of the excavation appeared to consist of dark brown, sandy clay (USCS CL). Groundwater was not observed at the time of our observations. Our observation confirmed that the foundation design parameters given in the geotechnical report are acceptable. The soils appear to be capable of supporting the design net allowable bearing pressure of 2,000 pounds per square foot (PSF) and a minimum dead load pressure of 500 PSF as shown on the structural plans prepared by Quality Engineering dated July 21, 2011. Representatives of Quality Engineering, LLC were present on August 25, 2011 and August 26, 2011 to observe footing and foundation wall formwork and footing and foundation wall reinforcing placement. These observations and inspections were made to confirm that footing and foundation wall formwork and reinforcing placement was completed in substantial compliance with the direction, details, and specifications shown on the referenced structural plans. It is our understanding that the Simpson SB 7/8" anchor bolts were not in stock for use with the Simpson HD9 holdowns at callout 6 on Sheet S-1 of the structural plans at the time of foundation construction. It is also our understanding that a Simpson STHD10RJ holdown was installed at the north callout 6. As an alternative to the SB 7/8" anchor bolts for the HD9 holdowns at callout 6 locations, the following substitution is acceptable: QUALITY ENGINEERING, LLC (970) 416.7891 724 BRAMBLEBUSH STREET FORT COLLINS, COLORADO Page 2 Proofing Observations RE: Egcavation/Foundation/Damp 3214 Green Lake Drive; Lot 2, Block 15 Trail Head Subdivision QE Project No. 1028-001 • A 7/8" diameter A307 threaded rod set with Simpson AT Acrylic Tie (not epoxy) with a minimum 8" embedment depth into the concrete foundation wall for installation of the HD9 holdowns per manufacturer's specifications. Damp proofing observations were made to confirm that damp proofing material and application was completed in substantial compliance IRC Section R406. Damp proofing (DECO 20 or similar) was applied to the exterior face of the concrete basement walls. The damp proofing was applied from the top of the footing to the top of the basement walls and appeared to meet IRC Section R406 requirements.
