The walls of the existing garage will be salvaged and used on the new structure, but the roof will be entirely new stick construction. There is quite a bit of landscaping near the proposed site that I don't want to disturb. It's my intention to get the new garage as close to the various trees as possible, this will dictate where the garage is finally located. On the drawing, I'd like to locate the building to the north west as close as possible to a massive walnut tree. Regardless, the setback to the back property line (alley side) will be greater than 5' and the setback to the side property line will be greater than 8.5'. The building is at least 50 years old and Karen McWilliams in Historic Preservation has been contacted. The various preservation agencies have given preliminary approval to this project. The new garage will not be heated. The foundation will be designed by Gary Weeks, PE. The stamped design will be presented to Building and Zoning when the building permit is issued. The existing garage has bi-fold doors on the north side. These will be preserved in the new building, but will functionally be a wall. A new 2x4 wall will be bult immediately behind these doors to carry the building loads.
