RE: Footing, Foundation, Foundation Waterproofing, Perimeter Drain Inspections plus Comments on Garage Shear walls, House and Garage at 162 Frey Street: Fort Collins, Colorado 80521, RE[ Project # 11- 098. Our office reviewed the Sovick Design Build plans for the home being built at 162 Frey Street in Fort Collins in mid- 2012. Since that time we have been on site for a number of inspections with regard to the foundation and other structural issues such as the attached garage and the front porch deck over the basement. This letter summarizes our foundation inspections. On July 20, 20121 inspected the footings for the garage at the same time as the garage for 144 N Frey was prepared. The garage was attached with a common wall on the dividing line. The footer rebar was in place as indicated on the plans. On July 24, 1012 1 also inspected the garage foundation walls. The wall forms were in place, with rebar inside the forms already tied. The vertical and horizontal steel was in place, tied. The anchors were on site, ready to stab, as soon as the top of wall is finished. The walls appeared the right heights.' While there were door changes to the 144 N Frey garage, no changes were made to the 162 N Frey half. There were no issues with the garage foundation. With respect to the garage, questions were asked about the shear wall capacity. The garage, both as a single unit or as individual halves of the attached structure were reviewed for shear wall adequacy. The north half, for 162 N. Frey, had sufficient lateral shear wall in both directions. It is acceptable as a stand alone structure. In real life where the structures are attached, the combined lateral capacity of the two attached garages far exceeds the design minimums. About a month later, in the fall of 2012, I inspected the footing forms for this home. The footings are set on undisturbed soil. The continuous 94 rebar was in place and the verticals were ready to be stabbed at placement. The footer forms appeared to be set for the foundation plan dimensions. The verticals were adjacent the footings and were ready to stab at placements. There was no problem with the footer installation. The foundation walls were formed using BuildBlock ICF forms. I was on sight three times during the form assembly and reinforcement installation. The rebar met the intent of the specifications on our forms. There were no problems with the forms or rebar preparation. This foundation had a last minute window change. I believe the south basement wall had a standard egress window planned. A wider window was installed. The rim joist of the floor framing was improved to create a header over the window opening. I was also on sight to confirm that the perimeter footing drain and waterproofing to the exterior of the foundation wall was installed prior to backfilling. The footing drain was tied into the basement sump. The drain and waterproofing met the intent of the 2009 IRC 405 and 406 respectfully. The rebar was properly installed and tied into the adjacent structure. It is my opinion, as a structural engineer, having reviewed and signed the submitted plans, the foundation construction meets the intent of the plans submitted for the home at 162 Frey Street, Fort Collins, Colorado.
