Taft Hill Rd Parcel Number: 97152-07-156 Dear Mr. Arvidson, The Larimer County assessor's office lists you as the owner of the above referenced address. This. letter is to inform you that an inspection of this property was performed on 3/14/14, the purpose of which was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City. The inspection determined items that are not in compliance with the Rental Housing Code that need to be corrected if continued to be used as a rental property: • Sec 305.3 Interior surfaces. All interior surfaces, including windows and doors, shall be maintained in sound and sanitary condition. The shower surround is cracking, falling out and inneed of repair • Sec 504.1 Plumbing system and Fixtures general. All plumbing fixtures shall be properly installed and maintained in working order, and shall be kept free from obstructions, leaks and defects and be capable of performing the function for which such plumbing fixtures are designed. All plumbing fixtures shall be maintained in a safe, sanitary and functional condition. The hot and cold for the tub/shower are reversed and in need of repair • Sec 605.1 Electrical Equipment. All electrical equipment, wiring and appliances shall be properly installed and maintained in a safe, and approve manner. The breakers continuously trip and need a licensed electrician to verify the problem. • Sec 605.2 Receptacles. Receptacle outlets installed in kitchens, garages, unfinished basements and exterior locations shall have ground fault circuit interrupters. The receptacles in kitchen are not GFCI protected. The above mentioned items are considered general maintenance and shall be repaired within 30 days of the date of this letter. Please notify me within 30 days to verify the items have been corrected.
