Dear Mr. Huff
The property referenced above is located in the Harmony Corridor (H-C) zoning
district. Abutting properties to the south, east and west of 1212 Oakridge Dr.,
East are within the H-C zoning district. Properties to the north of the site are in
the Medium -Density Mixed -Use Neighborhood (MMN).
The property was developed as a Planned Unit Development (PUD) and is
known as Lot 2, Oakridge Block One, 31d Fil. FTC. The property is not located
within in any special, restrictive or overlay district. There are no known legal or
illegal non -conforming issues including any current violations. The site is
compliance with the City of Fort Collins' Land Use Code.
One minor amendment was granted permitting the expansion of the parking lot
affecting the site and landscaping plans. This occurred on April 16, 2001. This
amendment replaced an earlier administrative change dated June 4, 1997 which
permitted temporary parking on the site prior to the parking expansion.
