Dear Mr. Abu-Sitta:
The property referred to above is located in the General Commercial (C-G)
zoning district. Attached, please find all uses permitted in the C-G zoning
district.
The property's use may also be permitted per City's Land Use Code (LUC)
4.21(13)(1)(a) which permits "Any use authorized pursuant to a site -specific
development that was processed and approved... in compliance with the Zoning
Code in effect on March 27th., 1997." The site -specific Planned Unit
Development (PUD) known as Toys "R" Us/Western Auto PUD was approved on
June 24, 1991.
Currently no Zoning enforcement action is being taken against the property
however it would appear that potential violations could include landscaping as it
has been several years since the site was adequately irrigated.
