RE: Comments on Chanees to Home, Egress window installation, I tome located at 114 Sylvan Court, Fort Collins, CO - REI Project #10-028. Our office was asked by the home owner to evaluate their foundation with regard to enlarging a basement window to provide egress. We inspected the existing window on August 9, 2010 and provided a letter concerning the feasibility of changes necessary to install an egress window. The home is a 1923 framed Ranch style home on a basement foundation. The concrete foundation is about 4.5' deep and stops mid -wall at grade level. The walls above grade are 2x4 balloon framed. Photo 1. Front of home. Photo 2. South side of home. Note left basement window. The existing window was approximately 32" wide. The new egress window was 36" wide. The window opening was widened approximately 4", or about the width of the existing trim. Photo 2 shows the window in question from the south side of the home. It is my understanding that the owner has made the changes and installed the window shown in Photo 3. After the changes, the owner was made aware that the changes should have been done after review of the project by the historical review board. Photo 3. Window, west end of south wall.
