HomeMy WebLinkAbout3307 S College Ave - Correspondence/Building Inspection - 07/12/2010Planning Development & Transportation Services Fort Collins July 12 2010 Mr Don Dunn Preferred Property Services 3307 S College Ave Suite 301 Fort Collins Colorado 80525 Ref 2036 Bennington Cir Mr Dunn Community Development & Neighborhood Services 281 North College Avenue P O Box 580 Fort Collins CO 80522 0580 970 416 2740 970 224 6134 fa fcgo com On July 9 2010 an inspection of the above referenced address was made for purpose of determining the habitability of the dwelling The inspection was initiated because of a police report that indicated excessive mold within the dwelling At the time of this inspection there was no evidence of mold on surfaces visible to the inspector The Do Not Occupy plaque was removed the property is allowed to be occupied The inspection did identify general maintenance items that need correcting such as 1 Provide Ground Fault Circuit Interrupter (GFCI) devices for all bathroom and kitchen electrical outlets 2 Provide screens on all operable windows 3 Repair or replace kitchen floor to prevent trip hazard 4 All holes in the exterior siding and trim are to be repaired by replacing damaged materials Holes can allow rodents and insects access to the interior of the wall systems 5 Roof dram systems shall divert storm water away from the structure and foundation 6 Close off any unused pipe or vent openings into the structure The listed maintenance items shall be corrected within 30 days of the date of this letter Upon completion please contact Randy Wilson at 970 416 2334 to schedule a re inspection Thank you for taking the time to meet with us and review the property Please call me with any que,stions Michael W Gebo Chief Building Official Cc Randy Wilson File
