Re: The license (the "License") by Otter Products, LLC of certain surface parking areas owned by Bohemien
Companies at 309 &333 W. Mountain Avenue, Fort Collins, CO
Dear Mr. Barnes,
Otter Products, LLC ("OtterBox") has been discussing with Bohemien Companies (-'Bohemien"} about
licensing from Bohemien certain surface parking areas at the property owned by Bohemien at 309 and 333 W.
Mountain Avenue (the "Parking Area"). OtterBox and Bohemien have included the City of Fort Collins in
these discussions to ensure that the license of the Parking Area and the planned actions relating to the Parking
Area are acceptable under local -zoning and other ordnances. The Parking Area will continue to be a parking
lot. As part of the License, OtterBox will be restriping the Parking Area pursuant to the attached drawing, and
OtterBox intends to post signage at the entrances to the Parking Area indicating that the Parking Area is
reserved for use by OtterBox and its employees during normal business hours, all in accordance with the
License.
In connection with the above proposed actions, OtterBox respectfully requests:
1. Your confirmation that there will be no "change of use improvements" required by your office since
the Parking Area will continue to be a parking lot.
2. Your approval of the OtterBox plan to restripe the Parking Area in accordance with the attached
drawing.
3. Your confirmation that OtterBox may posts signs at the Parking Area indicating that the Parking Area
is reserved for use by OtterBox and its employees during normal business hours in accordance with
the License.
If you are in agreement with the above provisions numbered 1, 2 and 3, please sign two copies of this letter
and return one signed copy to OtterBox and the other to Bohemien at their respective addresses set out above.
