Structural Recommendations
Gentlemen:
At your request, I inspected the subject property and have evaluated the materials
necessary to construct a loft area above the current living room, similar to the original
house plan "optional" loft". This loft area is proposed to, be approximately 14'x14' in
size. Based on my calculations the loft structure can be constructed of engineered floor
joists equal to Trust Joist TH's 9.5" deep with 1.75"x9.5 LVL ledger boards. The
ledgers shall be attached to the existing framing with a minimum of (3) "Ledger Lok"
screws to each existing stud. The exterior wall ledger shall be attached to the existing
window header or cripple framing in a similar screw pattern. The new loft joists shall be
hung from the ledger with "Simpson" joist hangers.
