HomeMy WebLinkAbout5756 Round Rock Ct - Special Inspections/Engineering - 08/18/2004RECEIVED AUG 2 3 2004 i SCOTT, COX r& ASSOCIATES, INC. consulting engineers 4ir August 18, 2004 Abbco 3230 Shallow Pond Drive Fort Collins, Colorado 80528 Project No: 1526-27-08-02 Gentlemen: On July 14, 2004 & August 13, 2004, we visually observed the excavation at Lot 14, Block 4, Fossil Lake Ranch, (5756 Round Rock Court), a subdivision of Fort Collins, Colorado. The purpose of this observation was to verify that the subsurface conditions encountered in the excavation are generally consistent with those outlined in the soils report performed by Scott, Cox & Associates, Inc., Job No. 1526-27-02-01, dated July 22, 2002. This letter is not intended to be a summary of the soils report and does not meet the disclosure requirements of Colorado Senate Bill 13, 6-6.5-101. At the time of our observations, the excavation had been mostly completed. The garage level and the basement level excavations were over -excavated three (3) feet. The garage level excavation revealed a slightly moist silty sandy clay. The basement level excavation revealed a slightly moist to moist silty sandy clay. A test pit was excavated to a depth of three and one half (3 %2) feet below the basement excavation and revealed slightly moist silty sandy clay. Bedrock strata were not observed within three and one half (3%2) feet of the bottom of the excavation. Groundwater was not observed within three and one half (3 %2) feet from the lowest floor slab elevation. These subsurface conditions exposed in the excavation appeared to be generally consistent with those described in the above referenced soils report, which recommends a balanced spread footing type foundation system placed on a three (3) foot, compacted and moisture conditioned structural soils mat for these subsurface conditions. It is our opinion that an exterior perimeter drain is required for this structure and should be installed as specified in the above referenced soils report. We recommend that damp -proofing be installed at the foundation walls for all below grade, habitable living areas per UBC. All other recommendations provided in the original report, which are applicable, should be adhered to. Thank you for consulting with us on this phase of the project. This observation was performed on August 26, 2004. It is our opinion that the form widths, void placement, and steel reinforcing for the footings and pads were in general conformance with the foundation plan, drawn by Scott, Cox & Associates, Inc., Job No. 1526-27-08-01. No substantial amounts of loose material were noted below footing, wall or pad bearing locations. This observation does not, nor was it intended to cover setback requirements. It is the contractors/owners responsibility to verify that the home has been located within the appropriate building setbacks. If you have any questions, please feel free to call. This observation was performed on August 30, 2004. It is our opinion that the reinforcement was in general conformance with the foundation plan, drawn by Scott, Cox & Associates, Inc., Job No. 1526-27-08-01. We observed that the completed drain system consisted of perforated rigid PVC pipe surrounded by gravel, overlying a plastic liner, set outside of the foundation walls. The drain appeared to be located below the footing level and is to discharge to an interior sump pit, and an overall subdrain system. We observed that the damp -proofing consisted of asphaltic spray -on coating. It appeared that the damp -proofing coating adequately covered the foundation wall. As a result of our observations, it is our opinion that the drainage system and damp -proofing were in general conformance with the plans and specifications.
