Dear Mr. Hart:
Per your request we have reviewed the feasibility of cutting in a crawl space access and an egress window
in the basement of the above referenced residence.
It is our opinion that the egress window in the south wall ofthe basement can be done. Please reference
the attached sheet for details on the construction ofthe egress window. The approximately 4' wide crawl
space access can be done in a similar manner. It would be recommended that the top ofthe opening be
located approximately 8" to 10" below the top ofthe foundation wall to keep the reinforcing in place within
the concrete walls. If this is not possible and cutting through the top ofthe foundation wall is required, then
a 2-2x10 or 2-2x 12 header should be used to span across the access opening. In addition, the 2-#4 rebar
that are being doweled and epoxied into the existing wall for placement ofthe new crawl space wall should
be done at the top, middle and bottom of the crawl space wall instead of just the top and bottom.
The conclusions and recommendations presented in this letter are based solely on a visual observation of
portions ofthe described structure. Our review was limited to the items described in this letter and is not
intended to cover mechanical, electrical, environmental, mold, site grading, architectural, or other structural
features ofthe building unless otherwise noted. The opinions and comments rendered in this letter are based
solely upon information obtained from readily visible elements ofthe home (i.e., elements which do not
require the removal of cladding, sheathing, or covering of any kind) unless specifically noted. Latent
structural problems may exist, which could not be detected as a result of these limitations.
If you have any
