Dear Mr. Walz,
Shear Engineering Corporation conducted foundation excavation observations for the above
referenced address on Friday, February 21, 2003. The soils noted at the bottom of the basement
excavation consisted primarily of sandy clay with gravel. The soils noted at the bottom of the
garage footing excavation consisted primarily of fill. Over -excavation at the areas where fill
material was encountered was not directed. Compaction testing was provided by Earth
Engineering during site work fill placement operations. Copies of the overlot compaction test
results are attached for reference.
It is noted that the geotechnical investigation report for Pinnacle Townhomes was prepared prior
to subdivision fill placement. The soil conditions below the fill material were noted by Terracon
in their geotechnical investigation report for Pinnacle Townhomes P.D.P. The soils noted in the
excavation are generally consistent with the soils profiles provided by Terracon in the
geotechnical investigation report for Pinnacle Townhomes P.D.P. titled "Geotechnical
Engineering Report, Proposed Pinnacle Townhomes, South of Prospect Road, North of Spring
Creek, and West of Lemay Avenue, Fort Collins, Colorado"; Terracon project number
20015202; report dated October 10, 2001. Boring Logs No. 3 and No. 4 were the nearest borings
taken to this site. Boring Log No. 3 indicated sandy, lean clay with a trace gravel to a depth of
four feet (4'), underlain by silty, clayey sand, with a trace gravel to a depth of six feet (6'),
underlain by silty sand with gravel to a depth of twelve and one half feet (12.5'), underlain by
weathered silt stone/sand stone for the remainder of the boring of fifteen feet (15'). Boring Log
No. 4 indicated sandy, lean clay with a trace gravel to a depth of four feet (4% underlain by silty,
clayey sand, with a trace gravel to a depth of five feet (5'), underlain by silty sand with gravel to
a depth of ten feet (10'), underlain by weathered siltstone/sandstone to a depth of fourteen feet
(14'), followed by siltstone/sandstone for the remainder of the boring of fifteen feet (15').
This lot is suitable for a spread footing foundation system as recommended by Terracon in the
geotechnical investigation report noted. The foundation plan for the proposed residences, which
was prepared by Shear Engineering Corporation and dated January, 2003, was used. Footings
were designed for a maximum allowable bearing capacity of 1,500 pounds per square foot (dead
load plus full live load) and a minimum dead load of 500 pounds per square foot according to the
recommendations of the geotechnical investigation report noted for Pinnacle Townhomes P.D.P.

Fill was placed at this site according to the Grading Plan (Sheet 18 of 28) included with the
Final Utility Plans prepared by Shear Engineering Corporation for Pinnacle Townhomes P.D.P.;
Shear Engineering Corporation Project No. 1555-02-00; City of Fort Collins Engineering
approval date 09/04/02.
The utility plans indicate an approximate existing 4953 contour traversing the site prior to
development. The bottom of the basement footing elevation was defined at 4950.63 on the
foundation plan, which was based on the grading plan prepared specifically for this site by Shear
Engineering Corporation. The bottom of garage footing elevation was defined at 4954.29.
Garage footings bear on the fill material.
Shear Engineering Corporation was present on Thursday, February 27, 2003 in order to conduct
footing construction observations. Shear Engineering Corporation was present on Wednesday
March 5, 2003 for foundation wall steel placement observations. Shear Engineering Corporation
was present on Monday, March 17, 2003 in order to conduct interior drain installation and
dampproofing observations. All observations were made to confirm that footing construction,
foundation wall steel placement was completed in substantial compliance with the direction,
details and specifications noted on the foundation plan and in substantial compliance with the
recommendations of the geotechnical investigation report.

Interior drains were requested as an alternative to the exterior perimeter drains noted on the
foundation plan details. Shear Engineering Corporation evaluated and approved the use of a four
inch (4") diameter interior drains. Interior drain installation was completed in substantial
compliance with the direction of Shear Engineering Corporation.
Dampproofing observations were made to confirm that dampproofing material and application
was completed in substantial compliance with ASTM D-449 Type II and ASTM D-41
specifications and the federal specification SS-A-701.
Dampproofing coating material and application (DISSCO 521) meets the ASTM D-449 Type II
and ASTM D-41 specifications and the federal specification SS-A-701.
