Collins, Colorado 80522 Attn: Mr. John Walz Re: Lot 53, Pinnacle Townhomes P.D.P.; Fort Collins, Colorado 809 Apex Drive Dear Mr. Walz, till SHEAR ENGINEERING CORPORATION On Tuesday, February 24, 2004, a representative of Shear Engineering Corporation conducted certain site observations at the above referenced address. These observations were made in association with foundation wall basement window opening modifications and main floor framing header modifications. Basement window openings were modified by saw cutting the concrete header from the top of the original opening provided with foundation construction. These cuts were made to accommodate raising the windows to meet 100-year flood plain minimum opening elevation requirements. The bottom of the basement window opening in the foundation wall was originally set too low to meet the 100-year flood plain minimum opening elevation requirement according to the Final Utility Plans for Pinnacle Townhomes P.D.P. by Shear Engineering Corporation; SEC Project No.: 1552-02-00; City of Fort Collins Director of Engineering approval date September 4, 2002. On Wednesday, December 3, 2003, this issue was brought to our attention. We discussed and authorized installation of the microllam headers with the floor framing. We also discussed saw cutting the foundation walls. Both construction modifications were authorized by Shear Engineering Corporation to accommodate the 100-year flood plain minimum opening elevation requirement. Based on our observations and our analysis of the peak anticipated loading conditions, the modification of the basement windows will not affect the overall structural integrity of the foundation walls or the main structure above. Consideration should be made for current uniform building code egress requirements. These include egress square footage requirements, window well egress requirements, etc. If you have any questions concerning our observations, please call (970) 226-5334.
