The Premises contain a three-story, approximately 32,140 square foot building used for office purposes, which building and use is in compliance with the above classification and zoning code. 3. The zoning classification of the Premises has not changed since the building was built. 4. There are no variances, conditional use permits or special use permits required for the use of the above Premises. 5. The Premises are in compliance with the platting ordinances affecting them, and the Premises can be conveyed by the attached legal description (Lot 1, Horsetooth East Business Park PUD 2"d) without the filing of a plat or a replat of the Premises. 6. Minimum required on -site parking is not applicable to the City Code. Maximum parking ratios are used and according to our records existing on -site parking meets this requirement. 7.
