HomeMy WebLinkAbout3036 Dunbar Ave - Correspondence/Building Inspection - 02/05/2004Cnmmunity Planninp- and Environmental Services Building and Zoning Department City of Fort Collins February 5, 2004 Nebarado Construction 6804 Aaron Drive Fort Collins, Colorado 80524 Reference: 3036 Dunbar Ave. Fort Collins, Colorado 80526 Gary, Recently I performed an inspection of the boxed -out fireplaces with brick veneer for numerous units at the above referenced address. My inspection identified that the brick veneer on the majority of these fireboxes has moved causing spaces/gaps between the firebox brick veneer and the brick veneer to the exterior wall of the units. These gaps range in size from approximately '/4" to 3/4" plus. History of this project identified that the concrete slabs supporting the brick veneer in question had shifted, resulting in corrective measures being required by the City. At that time, the City required that all fireboxes constructed in this manner be evaluated by an engineer and corrected as needed. Unfortunately these evaluations are missing from our records and it is unknown if corrective actions on all units were required. In order to determine code compliance in construction techniques employed and as the contractor of record responsible for the original construction of these units, I am requiring that you submit to me an engineer's report. The report is to address the possible reason for the brick movement, whether the movement is ceased or likely to continue and corrective actions needed to stabilize the brick and repair gaps. The report is to specifically address the following units: 1, 5, 7, 8, 11, 12, 15, 16, 18, 21, 22, 23, 25, 34, and 3013. The report is to be submitted within 30 days of receipt of this notice, with all indicated repairs completed within 60 days of this notice. With Mic ael W.
