FROM: Jim Evenson, Energy Score rater, phone 484-3531, fax 490-2925, email evenson@frii.com RE: Energy Code Final Inspection on 1102 St Croix, Port Collins, CO (SFR) #0v This rater completed a from -plans rating on James Company's on 2160 stock plan, rated originally on 18 November 1999 but rtvised with the new specifications for this phase of Stanton Creek. Plan has cement foundation (not structural subfloor) with four egress -sized. The plan has partial basement and partial crawl space. Rims are R-19, concrete foundation walls are insulated with vinyl faced fiberglass batt. Subject is south facing with 2-car garage left. Subject has State Select water heater, model PR650NBRTD (54% efficient) and Lennox Elite Series G260Q4/5-100-6 (92.3%efficient) furnace, This property had mastic sealing of ducts visible from the basement. At the time of inspection, only 13 inches of blown fiberglass insulation was measured in the flat (with attic above) ceilings. Insulating contractor claimed the Johns Manville product had an installed value of R-39 but rater checked with Doug Swartz, engineer/administrator of the Energy Score Program who would not agree to allow manufacturers and/or installers claim on almost R-3 per inch without proof such as on -site testing of claimed installed value. Rater therefore reduced the insulation specification from R-38 to R-32.5 and reran the calculations. The property still passes code but this difference should be reconciled between the insulation installer and the City. Plan substantially was built to plans as specifications used by rater at completion of rating from plans, Please do not withhold issuance of the certificate of occupancy for reason of noncompliance with the .Fort Collins Energy Code.
