Ron, based the information you provided me including applications, findings, and approvals by Larimer County staff, I have concluded that the property in question is considered mixed -use. The connecting office portion where the chiropractic office is currently housed will will be permitted by the City to continue as an office use and limited to no more than two professions to occupy that area. These were the limits approved by Larimer County several years ago as per their special use permit granted to the property owner. This was the only limit placed on that building. The other part of the "mixed -use" is the residential or house portion of the property. That use must continue as the same however there are no restrictions such as it must be owner -occupied or that the occupants of the house portion must be a principal or employee of the office use. So the propery owner can rent the residential portion to anyone even if they are not connected with any business housed in the office portion. However, the office portion can never expand into the residential portion. In addition, if the above mixed use, either the residential and/or office use is abandonded for more than a year, then the use will revert to the current zoning permitted which will be residential only.
