PROJECT DESCRIPTION - The applicant proposes to utilize the existing office/single fancily residence building for up to 3-4 professional offices. IV. MAJQR ISSUES AND CONCERNS: The original dwelling was built in 1973. In April 1982 the Board of Adjustment granted a special exception to allow a 2000 sq. ft. addition to the building and expansion of the chiropractic office to include up to 6 employees. The subject property is located along South'1'm Hill Road in between an office building for a construction business quid a church. (The construction business operation in the past had been a carpet/floor covering business). The Major Street and Highway shows Taft Hill as being a Minor Artenal with a 60 foot half right-of-way (57.5 feet if in the City). Certain types of pro fessiona /semi-professional offices would have more of an impact on the area depending on the intensity (clients) aild traffic gcnerated. The applicant suggests 3-4 professional offices with a central reception area, and support/technical staff. Many factors relating to the operation of the professional offices would determine the magnitude of the impacts and traffic problems, i.e., hours of operation, week -end operation, duration of client stay, group treaunent, etc. V. S�FF FINDINGS: 1. The subject property is zoned R-Residential. 2. The R-Residential Zone does not permit professional offices_ 3. The proposed use is not inconsistent with the developed character of the immediate area. 4. Increased traffic generated by the proposed use (expansion) may contribute to traffic safety problems and congestion in, the area. 5. Under certain conditions granting the requested special exception would not impair the intent and purpose of the zoning regulations. 6_ Under certain conditions granting the requested special exception will not affect. property values in the area. VI. STAFF RECOMMENDATION: Approval of the special exception to allow a professional office building in the R- Residential Zoning District with the following conditions: 1.
