Energy Code Final Inspection on 2709 Brush Creek Rd, Fort Collins, CO (SFR, move up #3, also known as James Company's 2221 plan, elevation 3) Please note an updated stock plan approval dated 14 November 2002 has been created which supercedes that dated 27 June 2002 This rater completed from -plans rating on James Company's on its "move up series number three" plan on 27 June 2002. This two-story plan has and unfinished cement foundation (not structural subfloor). Subject is north facing with 3-car garage right. Crawl is adequately insulated. It is treated as heated space by the rater. Cantilever is fully stuff with insulation. Foundation insulation is okay. Attic access is in master bedroom closet. Blown fiberglass insulation averaged only 13.33 inches by rater measurement. This is R-33 rather than R-38 a specified. Rater noted that installation was not quite level in all locations. Rim insulation is R- 15. Crawl space insulation reached grade and had poly vapor barrier. Unfinished basement had R-11 vinyl -faced blankets adequately installed. On the positive thermal side of changes from the plan, the home had a State Select 40 gallon water heater, model PR640NBRTD, which had an EF (energy factor) of 55% on the unit. The furnace was an Aire -Flo closed combustion 125,000 Btu system, model number AF90WB125U4A, a different suffix than the unit used in the last model. Its efficiency is 92.00/9 efficient rather than 92.1% efficient as the other suffix was. Rater checked these units with GAMA. Rater reran the rating with the changes noted above. The plan, with the changes at this address, scored a G-81. With this square footage, plans must receive a G-81 to comply with the Energy Code, so it passes. Plan substantially was built to plans as specifications used by rater at completion of rating from plans, Please do not withhold issuance of the certificate of occupancy for reason of noncompliance with the Fort Collins Energy Code.
