In accordance with your request, this office reviewed the referenced address foundation drawing
S-l. The purpose of our review was to evaluate the changes required to accommodate a 3 car
garage from the existing 2 car garage foundation.
ENWSTIGATION•
During our review, we noted that, per information provided by you, and not having been visually
observed by the Weintraub Organization, the existing foundation at the referenced site is for a 2
car garage and is constructed per the site specific plan sheet S-1. We also noted that the existing
foundation is to be modified so as to accommodate a 3 car garage.
EVALUATION / RECOMMENDATION:
After reviewing the site specific plan sheet S-1 we concluded that the following changes will be
required in order to modify the existing 2 car garage so as to accommodate a 3 car garage
foundation:
1) Saw cut and remove walls and other elements specified on the attached detail SK 1.
2) Modify the foundation by adding walls and other elements per the attached detail SK 2.
The newly constructed walls are to be attached to the existing foundation by drilling and
epoxying (2) #5 horizontal dowels @ 12" o.c. with a minimum embedment of 6". The
dowels are to be attached to the horizontal reinforcement of the new foundation walls
with a minimum lap length of 24".
The remedial repairs will adequately support the design loads.
