The soils noted at the bottom of the basement excavation consisted primarily of silty clay. The soils noted at the bottom of the basement walkout excavation also consisted primarily of silty clay. The soils noted at the bottom of the upper garage excavation consisted primarily of fill materials approximately four feet (4') above the silty clay. Over excavation of four feet (4') was directed for the garage footings so that they will bear on the original undisturbed bearing soils. The soils noted in the excavation are generally consistent with those noted in the subsurface investigation report for Fairway Five at Southridge Greens P.U.D. titled, "Geotechnical Investigation, Fairway Five at Southridge Greens P.U.D., Fort Collins, Colorado"; by American Eagle Engineering, LTD.; A,E.E. Project No. 86- G-1257; report dated November 10, 1986. Boring Logs TH2, TH7 and TH8 were the nearest borings taken to this site. Boring Log TH2 indicated sandy clay to an approximate depth of eleven feet (IV) underlain by sandy clay with gravel for the remainder of the boring of twelve feet (12'). Boring Log TH7 indicated sandy clay for the entire depth of the boring of fourteen feet (14'). Boring Log TH8 indicated sandy clay with gravel for the entire depth of the boring of thirteen feet (13'). This lot is suitable for a spread footing foundation system as recommended in the geotechnical investigation report. The foundation plan, which was prepared by Shear Engineering Corporation and dated October, 2000 was used. Footings were designed for a maximum allowable bearing capacity of 1,500 pounds per square foot (dead load plus full live load). Shear Engineering Corporation was present on Tuesday, November 7, 2000 for footing construction observations. Shear Engineering Corporation was present on Wednesday, December 6, 2000 for wall steel placement observations. All observations were made to confirm that footing construction and wall steel placement was completed in substantial compliance with the direction, details and specifications noted on the foundation plan. And in substantial compliance with the recommendations of the geotechnical investigation report. Waterproofing is not required. At a minimum, all foundation walls shall be dampproofed according to the requirements of the 1997 UBC, Appendix Chapter 18, Waterproofing and Dampproofing Foundations. A foundation drain system will be required. A sump pit to be located in the basement is recommended as a secondary drain outfall. If you have any questions, please call (970) 226-5334.
