Olive Zoning Variances The property located at 1113 W. Olive Street is an abandoned Light & Power substation site. Several years ago Light & Power dismantled the substation and the lot has remained vacant ever since. In the past three years four separate zoning variance requests have been brought before the Zoning Board of Appeals. All of these requests dealt with various lot area and setback variances needed to build or move a single family dwelling onto this lot in the RL (low density) zone. These appeals are outlined below: 1. July 8, 1982. Jerry Nix - Variance would reduce the lot area from 6000 square feet to 3000 square feet and the front yard setback from 20 feet to 15 feet. - Two neighbors spoke in opposition, none in favor. - Board denied variance on 3-2 vote. 2. October- i$, 1983 T6nr Tucker - Variance would reduce the lot area t'rom 6000 square feet to 3000 square feet, the front yard setback from 20 feet to 10 feet, and the rear setback from 15 feet to 7 feet for an older house to be moved onto the lot. - Three neighbors spoke in opposition, none in favor. - Board denied variance on 3-2 vote. 3. December 13, 1984. Joe Vansant - Variance would reduce the lot area from 6000 square feet to 3000 square feet, the front yard setback from 20 feet to 1-4 fep-t,- and- the rear yard setback- from 1-5- feet to 9- feet for a new 148-0 square foot home. - Three property owners spoke in opposition, none in favor. 0 - Board denied variance on 3-2 vote. 4. March 14, 1985. Vansant rehearing of December 184 appeal. Variance would reduce lot area from 6000 square feet to 3000 square feet, the front yard setback from 20 feet to 15 feet, and the rear setback from 15 feet to 9 feet for a new 900 square foot home. - Two property owners spoke in opposition, four spoke in favor. - Board approved variance on 5-0 vote.
