Gentlemen:
On August 19, 1998, we visually observed the excavation at Lot 2, Oakridge 13th, (1101 Oakridee
Drive), a subdivision of Fort Collins. Colorado. The purpose of this observation was to verity that
the soil conditions encountered in the excavation are generally consistent with those outlined in the
Soils report performed by Foundation & Solls Engineer Inc., Job No. 1661-04.01.02. This letter is
not intended to be a summary of the soils report and does not meet the disclosure requirements of
Colorado Senate Bill 13, 6-6.5-101.
A test pit was excavated to a depth of four (4) feet below footing elevation. Groundwater was
observed within four (4) feet of footing elevation.
7'he subsurface conditions exposed in the excavation appeared to he generally consistent with those
described in the above referenced soils report, which recommends a balanced spread footing type
foundation system for these subsurface conditions. Based on our observation, the proposed footing
grade is below the high swelling upper soils that were encountered during the soils investigatior,
Water was encountered at a depth of approximately nine (9) feet.
We recommend that damp -proofing be installed at the foundation walls for all below -grade, habitable
living areas per 1991 UBC Section 2915,
Due to the measured depth of groundwater below footing elevation, it is our opinionthat a perimew r
drain is not required for this structure.
