To whom it may concern:
The property located at 110 Troutman Parkway in Fort Collins is located in the C
(Commercial) Zoning District The permitted uses in this zone include any land use located
on a Planned Unit Development plan. The property in question was developed in
accordance with the approved Planned Unit Development plan called Fossil Creek
Commercial Plaza PUD. Therefore the current use of the property is a legal and approved
use.
The building setbacks were determined at the time the development was applied for and
approved as a PUD.
There are presently no known zoning violations or other City Code violations of record on
file with the City of Fort Collins for the above -referenced property.
