Box 580 '300 West LaPorte Avenue Fort Collins, Colorado Telephone 303 484-4720 80521 September 18, 1974 Sherry Radowitz 236 North Overland Trail Fort Collins, CO 80521 Dear Sherry: The following report is a result of a walk-through inspection at 1401 West Mountain Avenue, conducted on September 17, 1974. The building in question is presently occupied by a church group. Since you now propose to use portions of the building for a day care center, the building must be brought up to code before you could occupy it. The following list of code violations should not be construed as all-inclusive. In addition to this list, you would need the services of a licensed Unlimited Contractor who could make a comprehensive study of the building and work with the Building Inspectors and Plans Examiners to determine what must be done to meet code. 1. Rest room walls and floors must be as specified in Section 1711 of the Uniform Building Code. 2. Drinking fountains are not permitted -in rest rooms. 3. Water closets do not have anti -syphon devices. 4. Water heater temperature relief valve not piped to a floor drain or to the exterior of the building. 5. No gas shut off valve for water heater. 6. Furnace room is not of one -hour construction. 7. All exit doors except on front of building are not 36" in width. 8. Locks on all exit doors do not meet code. 9. Exit illumination not provided by separate circuits. 10. Two panel heaters must bear a label by an approved testing agency. Unprotected underground gas lines and less than 12" of earth cover. 15. Electrical service loop only. Six feet above concrete landing at doorway. 16. U. F. Cable running overhead to building on southwest corner of lot and only 7 feet 6 inches above driveway. 17. Building on northwest corner of lot being considered as future food preparation and lunch room is in violation of plumbing, electrical and mechanical code. It is my personal opinion that it would not be economically feasible to bring this building or buildings up to code for your type of operation, particularly if you intend to occupy the building or buildings for only one year.
