HomeMy WebLinkAbout701 Eastdale Dr - Correspondence/Sprinkler - 08/13/2010From Russell Hovland _ To Lisa Schoenfeld Date 8/13/2010 3 42 PM Subject Fwd Re Observatory Village 3plex fy' � - IE 7 `f >>> Mike Gebo 08/13/2010 2 24 PM >>> Kevin Last year we determined that a multi family project built under the IAC which could not meet the water taps and water sizing requirements of a 13R sprinkler system because of existing infrastructure (its a new building in an existing development) could use the new IRC P2409 combination system which is equal to the 13D_ at that time we said OK but we wanted a 2 hour wall to roof deck between units Joe indicates that the major difference between the 13R and 13D is the flow calculations and number of heads used to determine the flow Head placement and areas to be sprinkled are the same for both 13R and 13D 1) The soon to be used 2009 IAC would require a one hour rated wall between units of a multi family building with a 13R system and an attic draft stop in the attic 2) The soon to be used 2009 IRC would require only a one hour wall for townhomes with true property lines between units using the combination P2904 system this one hour wall is tight to the roof deck even up through the attic Ec34'aa,;,,Zki tit �-A 41naAJ41 2s rrP Sur xa rnntca � fk1�i� L�tO� . t to propose that for multi family buildings under the IBC where the water site infrastructure does w the 13R system that we allow the use of the combination P2904 system with one hour rated Xetween units including attic space and interstitial spaces between floors up tight to the roof deckmore restrictive than if they installed a 13R system as in #1 above and is the same as required fort'ty line townhomes as m #2 above Additionally since this is multi family and the layout could have dwellings I suggest that with the P2904 system the floor ceding systems separating dwellinge two hour fire rated \�Q I would consider this an approved altemate method but would app eaate your input I have a project review pending and awaiting this answer Arloc d t/ P � ` e5 (� M 3- P / e d cCV,/ dNC/ >>> Russell Hovland Wednesday August 11 2010 >>> Mike Regarding your comment at the counter with Cen about the 3 plexes You said we would require 1 hour walls between the units The 4 plexes in Registry ridge last year with the same issue we required 2 hour walls We need some clarification for Cen the builder The IBC would require 13 R sprinkler and 1 hour walls to ceiling and draftstop in attic We are allowing the P2904 system but 2 hour walls to roof deck seems excessive to me Why not just require the 1 hour walls to roof deck? I think PFA is expecting 2 hour walls 9-:2- Russ
