Gentlemen:
We have reviewed the plans for, construction of a second floor over
the garage at the above referenced address. The construction will
require removal of the existing roof system. The new floor joists
will span back to frout with a two (2) foot caaCilever at both
ends. the new trusses will span 27'-6" .including the new
cantilevers.
A beam is required to span over the garage approximately 19'-0".
We recotmmend two (2) 14" microlnms (2600f, 2.06) or a W12xl4 steel
beam. The garage header may also deed upgrading. 'Three (3) 14"
microlams or a W12x16 is required. All other headers shall be
double 2x12's.
We recommend the size alld extent of the existing footinys and
foundation be verified at the saute time as the soils Uo[lditi011S are
checked. We recommend this be completed iuuttedi.ately prior to
construction.
