Dear Mr. Schakel:
Your letter of April 10, 1973 requests consideration for Mr. and
Mrs. Tony Maes of 520 LaPorte Avenue. I have carefully reviewed the
proposed operation of a beauty shop and find that it does not conform
to the requirements of a home occupation as set forth in the City of
Fort Collins Zoning ordinance. To be eligible to operate a beauty
parlor in their home either Mr. or Mrs. Maes would have to be licensed'
by the Colorado State Board of Cosmetology. The information available
to me indicates that neither possesses the requisite license. If the
facts as set forth above do not represent your understanding of the .
situation, I would be happy to discuss the matter at your convenience.

Dear Mr. Clyde:
I am writing on behalf of Mr. & Mrs. Tony Maes who have
worked for us from time -to -time in the past. Mr. Maes
is applying for a Certificate of Occupany for residential
home occupancy (beauty shop) in their home at 520 Laporte
Avenue. It is our understanding that this residence has
contained a beauty shop at some time in the recent past.
Under the proposed arrangement, Dora Maes and Beatrice
Olivas will be operating the shop with the two of them
as the only participants. Mrs. Maes will be handling the
telephone, preparation and clean-up work, etc., and
Beatrice Olivas, who is a State licensed beauty operator,
will do the actual beauty operations.
It would appear to me from reading the ordinance, that so
long as no additional employees other than Mrs. Olivas
are engaged, this may qualify them for the home occupation
arrangement and it would appear that since a beauty shop
was operated in this location in the past, there should be
no problem in that regard. I also understand that there
is sufficient parking for a number of cars off the street.
Perhaps more significant is the fact that we

who I am sure will operate a neat and workmanlike facility
which will be a credit rather than a detriment to the
community, will serve a useful service to the community,
and will provide these semi -retired people with much needed
income from their own efforts.
I therefore respectfully request your favorable considera-
tion in issuing a certificate of occupancy for this purpose.

(1) Such use shall be conducted entirely within a dwelling and carried on by
the inhabitants living there and not more, than one .other employee;
(2), Such use shall be clearly incidental and secondary to the use of the
dwelling for dwelling purposes and shall.not change the character thereof;
:(3) The total area used for such purposes shall not exceed one-half the floor..
area of the user's dwelling unit;
(4) There shall be no exterior advertising other than identification of the
home occupation; 1

conducted on the premises;
`;(6) There shall be no exterior storage on the premises of material or equip
ment used as a part of the home occupation;'
(7). There shall be no offensive noise, vibration, smoke, dust, odor, heat,

to accommodate all needs created by the home occupation;

Please be advised that the establishment by Georgia Ackerman of
Georgia's Beauty,Salon at 520 LaPorte Avenue, Fort Collins, Colorado,
complies with the provisions of the Zoning Ordinance of the City of
Fort Collins, providing no additional people.are hired to carry on the,
operation and providing no sales are made from this establishment.

This business is in a residential district and to be operated, must be
done as a home occupation.
