Building Code Requirements: Analysis of requirements to change occupancy group from F-2 to E-2. See Chapter 10 UBC--must meet all requirements for new construction for same class of occupancy. See also UBC Standard 9-1. Probably will require some changes in heating system (only steam, hot water, or electric systems permitted). Occupancy separation between office space and warehouse requires 2 hour separation. If storage exceeds allowances in 9-1-D an automatic fire extinguishing system will be required. Openings in walls on South & West may have to be closed. 2. Zoning Ordinance Requirements: Use is legal non -conforming in RM district. Since change in zoning use is not contemplated, continued use is authorized (enclosed storage warehousing). Discontinuance for two years will result in loss of entitlement. Future expansion limited to 25% of area existing in 1965. Conclusion: No zoning problems unless bulk gasoline storage is to be added, then see 3 below. 3.: Fire Prevention Code Requirements: Location is in an RM zone and as such appears to conflict with section 16.51 of the fire prevention code which says that all newly established bulk plants shall be in IG or IL zones. The problem is likely to hinge on whether the proposal is to add underground gasoline storage to the warehousing use. Conclusion: refer applicant to Fire Chief for decision on variance (if provided for) to terms of Fire Prevention Ordinance. Z Gordon F.
