Collins, Colorado 80525 Re: Lot 40, Courtyards at Miramont P.U.D., Second Filing 5000 Boardwalk Drive, #40; Ft. Collins, Colorado Dear Mr, Albrecht, A representative from Shear Engineering Corporation was present at the above referenced site on Thursday, March 4, 1999 and Monday, March 29, 1999 in order to conduct caisson construction observations. A representative of Shear Engineering Corporation was present on Wednesday, March 10, 1999 and Wednesday, April 7, 1999 in order to conduct foundation wall steel placement observations. All observations were made in order to verify caisson construction and foundation wall steel placement was completed in compliance with the recommendations and specifications provided with the foundation plan for this lot, prepared by Shear Engineering Corporation, dated November, 1998. Foundation excavation observations were conducted on Thursday, March 4, 1999, the date of initial caisson observations. The soils noted at the bottom of the upper crawlspace and garage excavation consisted of sandy, silty clay, sandstone and claystone. The soils noted at the bottom of the basement excavation consisted primarily of weathered claystonelsandstone. The soils were somewhat consistent with those noted in the geotechnical investigation reports for properties immediately adjacent to Courtyards at Miramont P.U.D., Second Filing. Boring Log B-4 provided by Earth Engineering Consultants, Inc. in their geotechnical investigation report titled "Subsurface Exploration Report Proposed Oak Hill Apartments", was located immediately north of Lot 40. The bore log indicated sandy clay to an approximate nine foot (9') depth with sandstone below the sandy clays. Due to the nature of the soils noted, which had been previously observed in several adjacent lots, a caisson foundation system was utilized. Similar conditions were originally noted with Lot 43. A drilled pier (caisson) foundation system was recommended for Lot 43 by Terracon geotechnical engineers in a geotechnical investigation report for Lot 43, titled "Geotechnical Engineering Report Home 43, the Courtyards at Miramont'; Terracon Project No. 20975151, report dated October 13, 1997. Caisson foundations had been provided on Lots 39 and 41 on each side of this site. Caisson construction observations made by Shear Engineering Corporation on Thursday, March 4, 1999 were for basement caissons only. These observations indicated that caisson construction was completed in compliance with the recommendations and specifications provided with the foundation plan for this site, dated November, 1998. Also in compliance with the recommendations of the subsurface investigation report for Lot 43. 4836 S. College, Suite 12 Ft. Collins, Colorado A representative of Shear Engineering Corporation was present on Wednesday, March 10, 1999 in order to conduct foundation wall steel placement observations for the basement foundation wall. Foundation wall installation was completed in substantial compliance with the direction of the foundation plan for this site. Caisson construction observations made by Shear Engineering Corporation on Monday, March 29, 1999 were for upper caissons only. These observations indicated that caisson construction was completed in compliance with the recommendations and specifications provided with the foundation plan for this site, dated November, 1998. Also in compliance with the recommendations of the subsurface investigation report for Lot 43. A representative of Shear Engineering Corporation was present on Wednesday, April 7, 1999 in order to conduct foundation wall steel placement observations for the upper short foundation walls. Foundation wall installation was completed in substantial compliance with the direction of the foundation plan for this site. A perimeter drain system was installed according to the recommendations of Terracon • Consultants Western, Inc. in their geotechnical investigation report for Lot 43. Waterproofing is not required. All foundation walls were dampproofed according to the requirements of 1991 UBC, Appendix Chapter 29, Waterproofing and Dampproofing Foundations.
