Elizabeth St., Fort Collins, Colorado 80524 Parcel Number: 97132-26-002 The Larimer County assessor's office lists you as the owner of the above referenced address. This letter shall serve as notice that an inspection of this address was recently performed, the purpose of which was to verify compliance with the International Property Maintenance Code (Rental Housing Code) as adopted by the City. The inspection determined items that are out of compliance with the Rental Housing Code that need to be corrected: Basement: • Kitchen sink is soiled and rusted beyond serviceability. • Dishwasher needs to be permanently installed, properly wired and plumbed, or it needs to be removed entirely. • The window in the spare bedroom closet is unsecured. • Missing handrail on stairs. • There is a lip at the top of the rear stairs, creating a tripping hazard. • Exterior light at the rear stairs is broken and loose. • Bedroom electrical outlet is not grounded, and is missing a cover plate. • Missing front panel one of the forced air furnaces. • Smoke alarms are required in each bedroom, and in the area directly outside the bedrooms. • Carbon monoxide detector is required. Elizabeth Pg. 2 Main Floor: • Many electrical outlets are not grounded. • Kitchen electrical outlets need to be GFCI protected. • Loose electrical outlet in living room. • Electrical outlet in N/W bedroom missing cover plate. • Windows need operating locking devices. • Smoke alarms are required in each bedroom, and in the area directly outside the bedrooms. • Carbon monoxide detector is required. The above mentioned items are considered general maintenance and shall be repaired within 30 days of the date of this notice. All electrical and plumbing work must be performed by City licensed electrical and plumbing contractors, and documentation from the contractors, such as an invoice or letter, will be required. In addition, the inspection determined that the windows in the bedrooms would not provide egress in case of fire. Therefore you are required to install code compliant egress windows in the basement bedrooms. The egress windows must be installed by a City licensed contractor, and will require engineering and a building permit. The permit must be obtained within 30 days of the date of this notice, and the windows must be installed within 60 days of the date of this notice. Be advised that the basement bedrooms are considered non -compliant, and shall not be used as bedrooms until proper sized egress windows are installed. You are required to schedule with me an inspection when the work is completed to verify compliance with this order, and to inspect all work performed. Failure to comply with this order can result in a summons to appear in Municipal Court where fines of up to $1000.00 per day can be assessed. The inspection also determined that 2 electrical meters have been installed by City Light and Power. Therefore the City recognizes your property as a duplex, and once the required repairs have been completed and re -inspected, the City will issue a new Certificate of Occupancy as such. Elizabeth Pg. 3 Be advised that any person having any record title or legal interest in the building may appeal from the notice and order or any action of the Building Official to the Building Review Board, provided the appeal is made in writing as provided in this Code, and filed with the Building Official within 10 days from the date of service of such notice and order; and that failure to appeal will constitute a waiver of all right to an administrative hearing and determination of the matter.
