Dear Miss Mosher,
The Larimer County assessor's office lists you as the owner of the above referenced address.
This letter is to inform you that an inspection of this property was performed on 1/23/13 the
purpose of which was to verify compliance with the Structure and Premises Condition Code of
the City of Fort Collins, (Rental Housing Code, 2006 International Property Maintenance Code,
(IPMC)) as adopted by the City.
The inspection determined items that are not in compliance with the Rental Housing Code that
need to be corrected:
•` Sec 304.15 Doors: All exterior doors, door assemblies and hardware shall be maintained
in sound condition. Both exterior doors are cracked and or broken and do not shut
properly and are in need of repair
• Sec 605.1 Electrical equipment installation: All electrical equipment, wiring and
appliances shall be properly installed and maintained in a safe and approved manner.
Many Receptacles are loose and or do not work properly.
• Sec 605.2 Receptacles: Receptacle outlets installed in kitchens, bathrooms, garages,
unfinished basements and exterior locations shall have ground fault circuit interrupters.
The current kitchen receptacles as well as bathroom do not meet this requirement.
The above items are considered general maintenance and shall be repaired within 30 days of the
date of this letter. Please notify me within 30 days to verify that the above items have been
corrected.
