Unfortunately, it doesn't appear that City staff was aware of the condition placed on the issuance of the 1950 permit for the front house, requiring that the rear building be converted to a garage. Therefore, the 1988 permit for an interior remodel was issued in error. However, while my original email to you stated that the building can't be enlarged, I did not state that we're requiring that it be converted to a garage. But it does limit what kind of remodel permits we can issue for the building. Permits were pulled for 510 N. Shields St. That house was built during the war and the front house I believe was built in 1950. There is no way that the small house (24X20) is 600 square feet. It was approved, completed and signed off., at that time . Are you sure you are viewing the correct property. I have had the lot for nearly 27 years and this has never been questioned. It is North Shields Street. The neighbors also have multiple houses and the area is zoned for it. They have remodeled similar to me at even a later date with no problems pulling permits. Shields. Attached is a copy of the 1950 building permit for the construction of the front house. I've highlighted a statement that required the existing "garage house" to be abandoned and turned into a garage. The attachment also contains a record showing that the permit for the 'garage house' was issued in 1946. At the time that both buildings were constructed, the property was located in the 'B' zoning district, which district required a minimum lot size of 4500 square feet PER house. Therefore, the lot would have needed to be at least 9000 square feet in size in order to allow both of the houses to exist at the same time. Since the lot is considerably smaller than that, the condition was placed on the 1950 permit requiring that the garage house be converted. So what this means is that the carriage house you want to expand really isn't a legal carriage house and we can't issue a building permit for its expansion. Also, the current code limits the maximum size of a detached building (one that's not a house) to 600 square feet. According to the County records, the building is already larger than that, meaning it can't be expanded.
