Gentlemen:
As requested, we have reviewed several framing modifications of the home under construction at
the above referenced location. Among the modified items were deck joist changes, modified
second floor framing, a two section balloon wall, a girder truss that was changed to a microllam
beam and upper deck landings that will need to be hung to their supporting posts.
For the second floor deck, the 9-1/2" TH joists were replaced with 2x8 deck joists spaced at 16"
on center. It is our opinion that the 2x8's will adequately support the imposed design loads.
A section of second floor framing was placed to run perpendicular to the 1-11 7/8" LVL that
spans from a center beam to the west side wall and cantilevers to create the floor of bedroom #2
above. It is our opinion that the 1-11 7/8" Microllam that supports these floor joists is still
adequate. However, the center beam spanning over part of the great room and the nook/dining
room needs to be strengthened throughout its center section. The 2-11 7/8" LVL can be
strengthened by adding an additional 6' piece of 11 7/8" LVL centered along the length of the
beam.
The wall placed furthest to the front of the home was framed as a two piece wall in lieu of
balloon framing. It is our opinion that this is an adequate way of framing the wall with the
addition of steel straps between the two walls. The straps should be placed in the wall sections
between the windows and extended a minimum of 16" above and below the hinge point of the
wall.
The girder truss at the exterior of bedroom #2 could not be constructed by the truss
manufacturer. In place of the truss, it is our opinion that a (2) 9 ''/z" LVL can be used to span
across the bedroom to support the trusses above.

One of the beams for the highest landing for the upper deck will need to be hung to the framing
of one of the house corner frame studs. The hanger can be of the concealed type to properly
attach it to the house framing.
