Mr. Neubauer, The Larimer County assessor's office lists you as the owner of the above referenced address. This letter is to inform you that an inspection of this property was performed on 5/28/13 the purpose of which was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City. The inspection determined items that are not in compliance with the Rental Housing Code that need to be corrected: • Section 304.14 Insect screens- During the period from April 1 to November 1 every door, window and other outside opening required for ventilation of habitable rooms, Food preparation areas, food service areas or any areas where products to be included or utilized in food for human consumption are processed, manufactured packaged or stored shall be supplied with approved tightly fitting screens of not less that 16 mesh per inch and every screen door used for insect control shall have a self -closing device in sound working condition. • Section 304.15 Doors- All exterior doors, door assemblies and hardware shall be maintained in sound condition. Locks at all entrances to dwelling units and sleeping units shall tightly secure the door. Locks on means of egress doors shall be in accordance with section 702.3. The front door needs repair so deadbolt works and weather stripping • Section 305.1- The interior of a structure and equipment therein shall be maintained in a sound and sanitary condition. Occupants shall keep that part of the structure which they occupy or control in a clean and sanitary condition. The west wall is in need of repair. The floor is heaving and in need of repair as well.
