RE: Zoning verification for the vacant land at 2345 Limon Drive, Fort Collins, CO,
AKA New Dawn Assisted Living
Dear Ms. Pote:
The City of Fort Collins is responsible for enforcement of zoning ordinances and similar
codes or ordinances related to development in the city of Fort Collins.
The above -referenced Property is located in the MMN (medium density mixed -use
neighborhood) zoning district and is regulated by Section 4.6 of the Fort Collins Land Use
Code. Since there are no buildings or uses existing on the Property at this time, there are
no violations of the MMN zoning district regulations nor are there any nonconforming use
or rebuild issues. The properties to the south are zoned MMN, the properties to the west
are zoned NC (neighborhood commercial), the properties to the east are zoned MMN, and
the properties to the north are zoned NC and MMN.
The Property is not part of a PUD, but is instead part of the approved Rigden .Farm Filing
13 site specific development plan, which authorizes the construction of three assisted living
facility buildings. The Property is not in an overlay district and no variances, or exceptions
have been granted to the Property.
