New Observatlons: Reviewed the helical piles and W& To the !zest of my knowledge and belief, the helical PIN appeared to be installed in conformance with the structural mitigation plan. Site grading around the perimeter of the house did not appear to be modified. • Vegetation around the perimeter of the horse did not appear to be moctfied. • Exterior slabs did not appeev to be modified. Vofatlle solls: We believe that moisture around the foundation elements must be controlled for the useful ft of the Wilding. Time has shown that Colorado soils can be unstable and struchm can experience damaging movements due to expanding and shrinking soils, primerily when moisture changes occur. Maintaining went soil molt" contents around all foundation elanneft is crucial to mfrdm=V tad undation movements, Even with properly foundation systems these volatile sods can st it exert excessive pressures causing damage to the residence. If the Owner would Idle fuller insight about the on -sae sow condones and preventative measures, a Geotedmical Engineer should be hired. oeotocivdeW Con Wdwauons It is posabile that the piers may consolidate if the bowing location becomes wetted. Because of this, penochc surveys of the supported structures should be conducted to assure pmjed success. The Owner should be responsible for annual surveys cotfying project success. We would suggest that a baseline survey be oorduted immedilaiely. The Owner should report all findings and reports to the Structural Engineer. If vertical movement of the piers is discovered, the piers should be re -pressured. A Geotschincel Engineer should be present to obsemre the re-press1 ring. A final report should be provided by the Geotechricai Engineer after observing the re -pressuring. DWCWirrrer: In as much as the site review of an existing structure for the purpose of observing the structural cond'dOns requires that certain assumptions be made regarding existing conditions, and because some of these assumptions may not be verffmde without exile k1h additional stuns or more" or destroying oBmrvise adegLmte or serviceable portions of the bu8olng, the Client agrees that, except for negligence on the part of the Engineer, the client w3 hold harmless, indemnify and defend the Engineer from and agaamt any and GO claims arising out of the professionel services we have provided.
