(970) 663-6016, Fax, (970) 622-9324 Jamestown Builders, LLC 3003 East Harmony Road, 4th Floor Fort Collins, CO 80528 Foundation Reinforcement Observation The Atlantic I Lot 9, Block 20, Sidehill Subdivision 2314 Nancy Gray Avenue Fort Collins, Colorado Project Number: 12-103-32 Dear Mr. Everitt: 2}15 On August 30, 2012, a representative of this office visited the site referenced above to observe the foundation wall reinforcement size, and location and to confirm the vertical reinforcement spacing in foundation forms for both the house and the detached garage. The reinforcement appeared to be in general compliance with the foundation drawing and details by Tz Structural Engineering, project number: 12-103, dated July 24, 2012. There were three Ufer bars: two ufer bars are located in the house foundation and one is located in the garage foundation. One of the houses' ufer ground bars is located on the east side foundation wall approximately 2-feet back from the front basement wall and the other is located on the west side foundation wall approximately 4-feet back from the front foundation wall. The Ufer bars were lapped and tied to the continuous bottom row of reinforcing steel. There was a Ufer bar in the detached garage located on the east foundation wall approximately 3-feet back from the north wall. Protect freshly placed concrete from temperatures that will compromise the design strength of the concrete. Concrete placement and reinforcement is to be installed in accordance with ACI 318 and 2006 IRC. Please contact this office if there are questions, or if additional information is required. The reinforcement for the interior pads was ready to be placed in the footing forms. The dowel reinforcement was on site and the " spacing will be confirmed with the foundation wall observation. The perforated pipe was bedded in gravel, with building paper over the pipe. A sump pump was located on the interior side of the foundation walls. The exterior perimeter drain pipe should drain towards and be connected to the subdivision storm drain. The damp=proofing appeared to adequately cover the foundation walls. The damp-proofing application is used to help reduce moisture that can permeate through the foundation wall. Damp-proofing is effective in the absence of hydrostatic pressure and cracks in the foundation. It is important to keep vegetation that requires watering out of the backfill area of the foundation excavation.
