The City of Fort Collins is responsible for enforcement of zoning ordinances and similar codes or
ordinances related to development in the city of Fort Collins.
The above -referenced Property is located in the RL (Low Density Residential) zone district. Place of
Worship or Assembly is a permitted use in this zone district (Section 4.4(13)(2)(b)3. of the Fort
Collins Land Use Code). The Property in question was developed as a use -by -right in the mid
1970's, not as a Planned Unit Development, and the site is in compliance with the current zoning
code. As a use -by -right, no site plan approval process was required. The current use of the
Property is a legal and approved use and there are no nonconforming issues relevant to the
Property. The Property is not in any special, restrictive or overlay district, and there are currently no
known Zoning Code violations for the development.. The abutting properties to the South, East and
West are also located in the RL zone district. The property north across the Right -of -Way is zoned
POL (Public Open Lands).
We are unaware of the existence of any violations of the zoning regulations applicable to the
Property. Also if this Property is damaged by fire or other accidental cause or natural
catastrophe it may be reconstructed, provided such work is started within six (6) months of the
date of occurrence of such damage and completed within one (1) year of the time the
reconstruction is commenced, and provided that, to the extent reasonably feasible, such
restoration complies with the standards contained in Articles 3 and 4 of the Fort Collins Land
Use Code.
