Dear TD Real Estate,
This letter is to inform you that an inspection. of this property was performed on 10/9/12 the
purpose of which was to verify compliance with the Structure and Premises Condition Code of
the City of Fort Collins, (Rental Housing Code, 2006 International Property Maintenance Code,
(IPMC)) as adopted by the City.
The inspection determined items that are not in compliance with the Rental Housing Code that
need to be corrected:
• Sec 302.2 All premises shall be graded and maintained to prevent the erosion of soil and
to prevent the accumulation of stagnant water thereon, or within any structure located
thereon. This applies to the sink hole located in the back yard.
• Sec 304.6 All exterior walls shall be free from holes, breaks, and loose or rotting decayed
materials, and maintained weather proof and adequately surface -coated where required to
prevent deterioration. This applies to the fascia on the West side of the garage as well as
the South side of the house.
• Sec 304.14 Insect screens- Every door, window and other outside opening required for
ventilation of habitable rooms shall be supplied with approved tightly fitting screens.
This applies to the bathroom on the main floor.
• Sec 504.1 All plumbing fixtures shall be properly installed and maintained in working
order. The downstairs shower was not installed properly nor does it drain properly
• Sec 603.1 All mechanical appliances shall be properly installed and maintained in a safe
working condition, and shall be capable of performing the intended function. The filter
for the furnace is not sized properly.
